Rising damp is moisture travelling up through masonry from the ground. It is real but often misdiagnosed. We rule out other causes first, and where it is genuine we explain the options and the cost.

Penetrating damp is water coming through walls, roofs or chimneys from outside. Failed pointing, blocked gutters and high ground levels are the usual culprits, and the repair is often a building fix rather than a chemical one.

Replastering restores walls once the moisture source is dealt with. Damp and salt-damaged plaster needs replacing properly, or the stains return.

Dry and wet rot is fungal decay in timber. Wet rot follows persistent moisture, while dry rot can spread through masonry. Both need the moisture source stopped as well as the damaged wood replaced.

How We Decide It’s Really Rising Damp

Genuine rising damp has a recognisable pattern. The marks sit low on the wall, usually below about a metre, with a tide line and salts on the plaster. We use moisture readings across the wall rather than at a single point, and we check for blocked air bricks, bridged courses and soil banked against the outside. If a leaking gutter or condensation explains the problem, we say so.

This matters because rising damp is less common than people fear. Serious condensation was the most common form of damp in English homes in 2024 (3%), ahead of penetrating damp (2%) and rising damp (1%) (English Housing Survey 2024 to 2025, MHCLG).
