Why Is My Home Damp, and What Will Actually Fix It?

Condensation and mould usually come down to moisture that has nowhere to go, or water getting in where it shouldn’t.

Condensation and mould often go together. Serious condensation was the most common form of damp in English homes in 2024, at 3%, ahead of penetrating damp (2%) and rising damp (1%) (English Housing Survey 2024 to 2025, MHCLG). Each of our services deals with a different stage of the problem.

Condensation. Warm, moist air meets cold surfaces and turns to water, usually on windows, external walls and in corners. Our condensation service looks at ventilation, heating patterns and wall temperatures, because fixing the airflow is often cheaper and more lasting than any wall treatment.

Mould Removal. Mould is the symptom, so cleaning it off without removing the moisture behind it only buys you a few weeks. Our mould removal service clears the growth properly and deals with why it formed. For reference, mould removal typically costs around £300 per room, around £800 for half a house and around £1,200 for a whole house, and an inspection around £100 (Checkatrade mould removal cost guide, 2026).

What Sets Us Apart

Many damp firms go straight to injection. We would rather fix a gutter than sell you something you don’t need, so we check in this order:

  • Gutters, downpipes and roof drainage
  • Pointing and brickwork condition
  • Ground levels and bridged damp-proof courses
  • Ventilation, extraction and how the home is heated

We don’t offer injection until those have been ruled out. You get a written quote before any work starts, including cheaper options where they exist. If the answer is a £20 vent or a clear gutter, we’ll say so.

How do we decide it’s really rising damp?

It is rising damp only when the evidence fits: a tidemark that stays roughly level along the wall, salts in the plaster, damp that doesn’t change with the weather, and no leak, condensation or ground-level cause that explains it. Genuine rising damp is uncommon, so we rule out the alternatives first.

If it is rising damp, injection work typically costs £1,000-£3,000 (Checkatrade damp proofing cost guide, 2026). Prices depend on the type and severity of the damp, the method, the area affected and access. For context, Checkatrade reports an average of £1,104 for damp proofing in Hall Green, Birmingham (2026).

Guidance for Landlords and Tenants

Damp is more common in rented homes: 10% of private rented and 7% of social rented homes in England were affected in 2024, against 4% of owner-occupied homes (English Housing Survey 2024 to 2025, MHCLG).

Since 27 October 2025, Awaab’s Law requires social landlords in England to investigate significant damp and mould hazards within 10 working days and send a written summary within 3 working days of the investigation. They must complete safety works within 5 working days, and deal with emergency hazards within 24 hours (GOV.UK, Awaab’s Law guidance for social landlords, MHCLG, 2025). Private landlords face other duties, so check your position before assuming the clock doesn’t apply.
