Why 19th-century Walsall terraces struggle with damp
The streets around Caldmore, Chuckery, Pleck and Birchills were built quickly for a town that grew on leather and light industry. Most are solid brick, laid in lime mortar, with no cavity to stop moisture moving inwards. The brickwork was designed to breathe, taking in water in wet weather and releasing it when conditions dried out.
Later changes often stopped that happening. Concrete yards and paths have been laid right up against the walls. Garden levels have crept above the original damp course, which in many of these houses was slate or bitumen, if there was one at all. Cement render has been applied over soft brick and traps moisture behind it. Old back kitchens and workshop extensions, common in a former leather-trade town, sometimes have floors that were raised or relaid, bridging the original barrier.
The weather doesn’t help. Birmingham gets rain of 1 mm or more on about 133 days a year (Met Office, 1991-2020 averages), and Walsall sits just up the road. Walls that never fully dry in winter show it as tide marks, flaking paint and a musty smell.
Homes with uninsulated walls make up 47% of the English stock, and 8% of those had a damp problem (English Housing Survey 2023 to 2024, MHCLG). Many Walsall terraces fit that description. Closer to the Walsall Canal, where the ground can stay wetter for longer, we check drainage and ground levels with extra care.
How we decide whether it’s really rising damp
Rising damp is real, but it’s less common than people think. Serious condensation affected 3% of English homes in 2024, penetrating damp 2% and rising damp 1% (English Housing Survey 2024 to 2025, MHCLG). So before we mention injection, we work through the likelier causes in order:
- Gutters and downpipes: blocked or leaking joints soak a wall from above.
- Pointing and render: cracked mortar lets rain straight into solid brick.
- Ground levels: paths, patios and flower beds sitting higher than the damp course.
- Ventilation and heating: steam from cooking and drying washing, with nowhere to go.
We use a moisture meter and look at the pattern of the damp, not just a single reading. Rising damp tends to show as a fairly even band low on the wall, often with salt staining. Condensation shows in cold corners and behind furniture. If it is rising damp, we’ll show you the evidence and explain it plainly.
Treatment matched to what we find
Damp surveys. A written report that names the cause and ranks the fixes, cheapest first. Buyers with a worrying survey from a mortgage valuer often find the report points to a drainage or pointing issue rather than a major job.
Rising and penetrating damp. Where a damp-proof course has genuinely failed or been bridged, a new chemical course may be right. Checkatrade puts a chemical or injection job at £1,000-£3,000 (Checkatrade damp proofing cost guide, 2026). The same guide says a typical property can reach around £5,000, plus around £300 for a survey, depending on severity, method, area and access. For comparison, Checkatrade gives £1,104 as the average in Hall Green, Birmingham (Checkatrade, 2026). Your quote will be specific to your house.
Condensation and mould. For post-war flats and 20th-century estate houses further out, this is usually the issue. We look at extraction, trickle vents, heating patterns and cold spots, and recommend practical changes before anything invasive.
Basement and cellar waterproofing. Some older properties have cellars that were never meant to be habitable. We assess drainage and water ingress first, then advise whether tanking or a drained cavity system is proportionate.
Landlords and tenants: what Awaab’s Law means
Since 27 October 2025, Awaab’s Law requires social landlords in England to investigate significant damp and mould hazards within 10 working days and send a written summary within 3 working days of the investigation. Safety works must be completed within 5 working days, and emergency hazards dealt with within 24 hours (GOV.UK, MHCLG, 2025). Those timescales apply to social landlords. Private landlords face different rules, but a prompt written diagnosis protects you either way. Damp affected 10% of privately rented homes in England in 2024, against 7% of social rented and 4% of owner-occupied (English Housing Survey 2024 to 2025, MHCLG). Children, older people and anyone with a health condition are at greater risk from damp and mould (GOV.UK, MHCLG and UKHSA), so respond quickly and keep records.
