**Open 7 days, 9am-7pm. Covering Birmingham and the West Midlands.**

We find the cause of your damp before we recommend any treatment.

[Eco Damp Proofers](https://birminghamdampproofing.co.uk/) is a local team that would rather fix a failed gutter than sell you an injection you don't need. Birmingham's Victorian and Edwardian terraces, interwar semis and post-war flats all suffer damp, but the cause is rarely what the first online search suggests. Birmingham gets rain of 1 mm or more on about 133 days a year (Met Office, 1991-2020 averages), so water finds every weakness in a wall. We look for that weakness first, explain it in plain English, and put the proposed work in writing before anything starts.

## Our Specialist Services

Damp is a symptom, not a diagnosis. Moisture can arrive through the wall, up from the ground, or condense on cold surfaces, and each cause needs a different fix. These are the five areas we work in, each with its own page.

**Rising damp** is moisture travelling up through masonry from the ground. It is real but often misdiagnosed. We rule out other causes first, and where it is genuine we explain the options and the cost.

**Penetrating damp** is water coming through walls, roofs or chimneys from outside. Failed pointing, blocked gutters and high ground levels are the usual culprits, and the repair is often a building fix rather than a chemical one.

**Replastering** restores walls once the moisture source is dealt with. Damp and salt-damaged plaster needs replacing properly, or the stains return.

**Dry and wet rot** is fungal decay in timber. Wet rot follows persistent moisture, while dry rot can spread through masonry. Both need the moisture source stopped as well as the damaged wood replaced.

## What Sets Us Apart

Many damp firms go straight to injection. We start with the cause and tell you plainly when you don't need us. Our checks come in a set order: gutters, downpipes, pointing, ground levels and ventilation first, then condensation, and only then the question of a damp-proof course.

You get a written quote before any work starts, and where a cheaper option exists, it goes on the quote. We are a local team, not a call centre, and you can ring us any day of the week.

## How We Decide It's Really Rising Damp

Genuine rising damp has a recognisable pattern. The marks sit low on the wall, usually below about a metre, with a tide line and salts on the plaster. We use moisture readings across the wall rather than at a single point, and we check for blocked air bricks, bridged courses and soil banked against the outside. If a leaking gutter or condensation explains the problem, we say so.

This matters because rising damp is less common than people fear. Serious condensation was the most common form of damp in English homes in 2024 (3%), ahead of penetrating damp (2%) and rising damp (1%) (English Housing Survey 2024 to 2025, MHCLG).

## What Damp Treatment Costs

Prices vary with the type and severity of the damp, the treatment method, the size of the area and access. A chemical or injection job typically costs £1,000 to £3,000 (Checkatrade cost guide, 2026). Across the UK, the average is £1,220, with typical jobs from £772 to £1,942 (Checkatrade, United Kingdom, 2026), and the average in Hall Green, Birmingham is £1,104 (Checkatrade, Hall Green, 2026). Treating a typical property can reach around £5,000, plus around £300 for a survey (Checkatrade cost guide, 2026). Our written quote sets out the work and the price for your property.

## Our Process

1. **Survey.** We inspect inside and out, take readings, and look at the roof line, gutters, walls and ground levels.
2. **Explanation.** We tell you what is causing the damp and show you the evidence.
3. **Written quote.** You receive it before any work starts, with cheaper options included where they exist.
4. **The work.** We carry out the agreed repairs and treatment, tidily.
5. **Aftercare.** We advise on drying times, ventilation and when to redecorate.

## Landlords and Awaab's Law

Since 27 October 2025, Awaab's Law requires social landlords in England to investigate significant damp and mould hazards within 10 working days, send a written summary within 3 working days of the investigation, and complete safety works within 5 working days. Emergency hazards must be dealt with within 24 hours (GOV.UK, MHCLG, 2025). Damp affected 10% of privately rented homes and 7% of social rented homes in England in 2024 (English Housing Survey 2024 to 2025, MHCLG). We provide clear written findings that help landlords respond promptly.

## Areas We Cover

We work across Birmingham, including Moseley and Handsworth. We also cover Sutton Coldfield, Solihull, Walsall, West Bromwich and Wolverhampton.

## Frequently asked questions

### How much does damp treatment cost in Birmingham?

Most jobs fall between £772 and £1,942, with a UK average of £1,220 (Checkatrade, United Kingdom, 2026). Hall Green averages £1,104 (Checkatrade, 2026). Your price depends on the cause, the area affected and access. We give a written quote before any work starts, including cheaper options where they exist.

### Is it rising damp or condensation?

Rising damp leaves low tide marks and salts, usually below about a metre. Condensation shows as mould on cold surfaces, such as corners, windows and behind furniture, and is worse in winter. Serious condensation is more common than rising damp in English homes (English Housing Survey 2024 to 2025, MHCLG). We check both before recommending anything.

### Is a free damp survey worth it?

Yes, if it finds the real cause. Ours is free and there's no obligation. We can usually visit within 3 working days, check outside as well as in, and explain the cause in plain English. If the fix is a gutter or better ventilation, we say so before quoting for anything bigger.

### Who is responsible for damp in a rented home?

Landlords are generally responsible for damp caused by the building, such as leaks, rising damp or penetrating damp. Tenants can help by ventilating and heating the home sensibly. Social landlords in England must now meet Awaab's Law timescales, including investigating significant hazards within 10 working days (GOV.UK, MHCLG, 2025).
